CHARLESTON / VALLEY VIEW OFFICE COMPLEX
LAS VEGAS, NEVADA
The Charleston / Valley View Office Complex is a
development of five buildings on a sloping, triangular shaped site at
the intersection of two major streets in Las Vegas, Nevada. The complex
of buildings consists of one and two story structures, four of which are
arranged to
enclose
a landscaped courtyard. In addition, a two-story parking structure
provides covered parking for some of the building tenants. This office
complex contains 84,000 square feet of
building area and will
accommodate lease spaces from as small as 1,000 square feet to as large
as 24,000 square feet.

The natural grade on the site allows the building floors to be aligned around the courtyard with the second floor of the two-story buildings at the same elevation as the floor of the one-story building. The resulting grade break occurs in the courtyard of the complex and provides a dramatic setting for a waterfall feature in the landscaping.
The buildings are constructed of brick masonry with inset windows. Masonry lintels span the wide window and door openings between masonry piers. Sloping masonry sills, bands of soldier brick courses and planer offsets in the walls provide scale and rhythm. Dramatic effects are added by the diagonal slope of brick walls at the stairways and by butt-glazed corner window units.
